Required Mortgage Documentation
Commonly Required Documentation for your Pennsylvania Mortgage Application
While reviewing the following requirements, please keep in mind that these are the most common forms of documentation required by lenders. Sometimes more or less documentation is required, depending on the mortgage program and the borrower's documentation situation. There are various Pennsylvania mortgage programs that require little or no documentation. On the other hand, in special cases, more documentation may be needed to determine a borrower's eligibility for a specific mortgage loan.
- W-2 forms or tax returns for the past two years.
- Social Security Number.
- Pay stubs for the last two months.
- Bank statements for the last two months.
- Proof of homeowners insurance.
- Employer names and addresses for the past two years.
Self Employed Borrowers
- YTD Profit and Loss Statements.
- Tax Returns for past two years.
- Business Licenses
For a New Home Purchase Mortgage Loan:
- Verification of the source of down payment.
- Copy of the Agreement of Sale.
- Copy of the Earnest Money deposit check.
- Rental History (if currently renting).
For a Mortgage Refinance:
- Prior Mortgage Payment History.
- Use of Proceeds Explanation (For a Cash Out Refinance)
